Upstaged!by Chris Jacobs I have written in the past about virtual staging. Virtual staging can do a lot to drive traffic to a property, but physical staging can do wonders when it comes to how a buyer feels while walking through a home. My idea for an HGTV show would be to only allow painting and staging when getting a home ready for market. I would call it "Upstaged". I would love to see a show like this just so homeowners could witness how much of a difference staging can make. Many times I have seen designers on HGTV make horrible design choices only to be bailed out by staging. The designer is celebrated as an artistic genius, while in my opinion the stagers should have received the credit for the sale. Physical staging, when done right, can show buyers a home's true potential. It softens the flaws of the property allowing buyers to focus on the qualities of the home. Large open spaces can be a challenge to envision furniture placement. Buyers will only spend a short period of time in each room and conveying the lifestyle potential they are seeking is important. Even a few modern furnishings in a slightly dated kitchen can change what would have been perceived as "too dated" by a buyer, to something with which they can see themselves enjoying. Staging isn't magic, and it is not required for every home. It is typically used to enhance a vacant property, and works especially well in helping buyers understand the potential of more challenging floorplans. In general, buyers don't have good imaginations. So for non traditional homes it can really make a difference. Costs for staging can vary but is typically in the $2,500 to $4,500 range. It can be more for larger homes with more rooms that require furnishings. But if you simply look at the return on investment, tens of thousands can be added to the sales price through proper staging.
